What is a Fixed-Term Lease and Should I Sign One on My Next Apartment? from James Paul's blog

When it is time to move into a new apartment, it is a good idea for you to talk to the landlord and learn more about some of the different lease types that you can choose. The right one is going to depend on what you are looking for in a new home and whether you plan to be there for a long time or not. If you plan to move soon, then a month to month lease is going to be a good option for you to choose. Buti f you would like to stay in the apartment for a year or longer, then it may be a good idea to check out a fixed-term lease to see if it is right for you. But what is a fixed term lease and how does it work?

A fixed term lease is going to be the most traditional lease and the one that most landlords will want to work with. They are given this name because the landlords and the tenants are going to agree to follow the lease for a fixed amount of time. Usually these are at least six months long, though most of them will be at least a year to two years depending on what the landlord and the tenant would like to work with. The lease will have a start and end date labeled near the top so that everyone is on the same page when it comes to this, as well as information on how much the tenant will owe in rent and when the rent is due.

A fixed term lease is going to be great for those who plan to stay in the same home for a long time. They will offer some great security because you won’t have to worry about the rent price fluctuating month after month and you won’t have to think about the landlord renewing the lease for some time like you would with a month to month lease. It is difficult to break this lease though, so if you are uncertain about how long you will be there, you may want to choose a different type of lease.
